Buying a home in Portugal involves paying several taxes<\/strong>, both at the time of purchase<\/strong> and annually thereafter<\/strong>. Below is a clear and comprehensive guide to the taxes to consider<\/strong>: <\/p>

IMT \u2013 Municipal Property Transfer Tax<\/strong><\/p>

This tax is paid only once<\/strong>, before the deed is signed, and applies whenever there is a transfer of ownership of a property<\/strong>, except in the case of inheritances.<\/p>

The amount depends <\/strong>on the type of property (owner’s or second home, rural or urban), the value of the deed, or the taxable property value (VPT) \u2013 whichever is higher<\/strong>.<\/p>

If it is a first home<\/strong> (owner’s and permanent home), you may be exempt.<\/p>

<\/strong><\/p>

Stamp Duty (IS)<\/strong><\/p>

This tax is also paid once<\/strong>, at the time of purchase, at a rate of 0.8%<\/strong> of the property value<\/strong> (deed or VPT, whichever is higher).<\/p>

IMI \u2013 Municipal Property Tax<\/strong><\/p>

This tax is paid annually<\/strong> after purchase. The rate varies depending on the municipality and the type of property: <\/strong><\/p>

Urban<\/strong>: between 0.3% and 0.45%<\/strong> (determined by the municipality)<\/p>

Rural<\/strong>: 0.8%<\/p>

This basis for calculating the Taxable Property Value<\/strong> (VPT) is assigned by the Tax Authority.<\/p>

It is also worth noting that there is also the possibility of an IMI exemption (partial or total) <\/strong>for properties with a VPT of up to \u20ac125,000<\/strong>, if it is a permanent residence<\/strong> and the annual household income is less than \u20ac153,300. This exemption <\/strong>is valid for 3 years<\/strong>.<\/p>
